1. Comprehensively preside over the daily property management services of the management office. Formulate and implement various rules and management systems according to business needs.

2. Organize the preparation of the annual operation and management plan of the management office. Lead the team to improve revenue, save expenses and achieve the annual business objectives issued by the group. Regularly report the operation and management of the management office to the company.

3. Maintain the safe and orderly operation of common parts, common facilities and equipment in the area; Maintain the security environment, traffic and yard safety in the area; Effective supervision of supplier / contractor services; Pay close attention to the overall work of property management services.

4. Collect property management fees and related expenses in time, approve and control reasonable daily expenses. Lead the team to increase revenue and reduce expenditure, and improve the management efficiency of the team.

5. Maintain good communication with the owner and the owner's Committee, maintain good relations with government departments and customers, be familiar with industry regulations, integrate various government and enterprise resources, ensure the smooth development of various work and establish a good image of the company.

6. Be responsible for team formation, personnel division, performance evaluation and team building. Carry out various trainings on safety production, professional skills and service specifications to ensure the management service level of the team.

7. Act as the person in charge of regional production safety * * *, strengthen the team's awareness of safety responsibility, and strictly prevent all kinds of potential safety hazards and accident risks. Timely and properly handle all kinds of emergencies and owner complaints.

8. Establish good interaction with owners / tenants, timely solve the reasonable needs of residents and collect reasonable suggestions. Improve service quality, value-added service revenue and brand image.

Job requirements:

1. Under 55 years old; Men and women are not limited; High school education or above;

2. The monthly salary is 4500-6000 yuan, and there are monthly and annual performance bonuses. More than 5 years working experience in similar position.

3. Those who have won the title of excellent or have project bidding experience are preferred.
